General Description:

This position contributes to the well-being of the College by providing work direction and assistance in a wide variety of activities; relocates office equipment and offices; utilizes the space available as directed; sets-up of College-sponsored events; backs-up custodial services; supports winter weather operations; coordinates with other divisions; performs minor furniture repair; sets-up and tears-down for campus events; conducts light bulb replacement and disposal; cuts and repairs ceiling tiles; assists in supervising the STEP student worker program; conducts monthly inspection of fire extinguisher interior call boxes; and performs related duties

Minimum Education/Experience:

High School Diploma/GED

Minimum (3) years' full-time work experience in facilities management, event scheduling/set-up and break-down, or related area.

Valid Oklahoma driver's license

Physical Demands/Working Conditions:

PHYSICAL/MENTAL DEMANDS AND WORKING CONDITIONS:
The work is medium work which requires the person in this position to exert up to 50 pounds of force occasionally, and/or up to 20 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects. Additionally, the following physical abilities are required:

This position requires the person to frequently move about the various campuses and warehouses.

This position requires the person to frequently communicate with and listen to administration, faculty, staff, students, and vendors to perform the essential functions of the position; must be able to exchange accurate information in various situations.

This position frequently requires the person to operate a computer and other equipment to perform the essential functions of the position.

This position requires the person to frequently remain in a standing and stationary position.

This position requires the person to frequently ascend/descend a ladder to perform the essential functions of the position.

This position requires the person to frequently position self to move, lift, push, pull, work on, or operate equipment or furniture.

This position requires the person to frequently position self to access materials that may be above head or at ground level.

This position requires the person to use upper and lower body to exert force up to 100 pounds to grasp, push, pull or lift materials or equipment.

This position requires the person to judge, observe, and assess the accuracy, neatness, thoroughness of work assigned or to make general observations, and operate heavy machinery.

Work is performed both indoors and outdoors; when working outdoors, subject to extreme cold (temperatures below 32 degrees) and extreme hot temperatures (temperatures above 100 degrees).

Frequently exposed to hazards such as: vibrations; ambient noise; close proximity to moving mechanical parts and/or electrical current; working on scaffolding and high places; exposure to high heat; exposure to chemicals, oils, and/or other cutting fluids; exposure to fumes, odors, dusts, mists, gases, and/or poor ventilation; and some risk of occupational exposure to human blood or other potentially infectious materials.

Frequently performs essential functions in close quarters; crawl spaces; shafts; small, enclosed rooms; small water line pipes; and narrow aisles or passageways.

Work is performed in a dynamic environment that requires sensitivity to change and responsiveness to changing goals, priorities, and needs.

Work is performed 40 hours for the week during the early day shift.

Must be available for twenty-four (24) hours, seven (7) days per week for recall.

Preferred Qualifications:

Associate degree

(3) years' full-time work experience in facilities management, event scheduling/set-up and break-down, or related areas including experience with computerized event scheduling systems and supervising staff at an institution of higher education

Required Training:

Quarterly compliance training as required by institution

Job Duties (Position Specific):

To perform this job successfully, an individual must be able to perform the essential job functions satisfactorily. Job Duties (Duties Assignment Statement):

Receives and generates work orders, coordinates activities, estimates job and staffing requirements, and establishes priorities to effectively maintain an even flow of activities as directed.

Inspects and maintains Facilities Management resources related to events; reviews event schedule/space reservations; approves requested resources; sets-up and tears-down for campus events; and coordinates with vendors/contractors for the repair, move, or replacement of College furniture and event resources.

Establishes job assignments; assists crew in the same operation of those assignments on a timely basis; and monitors the results of completed job assignments to ensure quality of performance.

Ensures Facilities Management Inventory Control Specialist is formally notified of fixed asset transfers to accurately maintain inventory records.

Observes workers and work practices to ensure that protective devices are utilized and that safe work procedures are followed; conducts monthly call box/fire extinguisher checks; maintains a positive relationship between the crew and all College customers to effectively carry out assigned responsibilities; replaces and disposes of overhead light bulbs; cuts and replaces damaged or stained ceiling tile; and conducts minor furniture repairs and monthly inspections of fire extinguisher interior call boxes.

Advises the Building and Campus Services Manager of significant matters and supports the College Administration in the achievement of their goals and operational purposes.

Establishes job assignments and supervises a crew in the removal of snow and ice from campus sidewalks, drives, and parking lots during inclement weather.

Operates a forklift, tractor, and other similar lifting and moving equipment for the successful completion of assigned tasks.

Prepares reports related to work responsibilities.

Assists in supervising the STEP student worker program; approves time cards; assists in monitoring the custodial services and contractors; power washes; and poster installation.

Performs the duties of the Building and Campus Services Manager during the Manager's absence.

Abide by the policies and procedures published in the Board of Regents Policies and College Policies & Procedures.

Contribute to a safe educational & working environment.

Adhere to established safety and health procedures and practices for the purpose of providing injury and illness prevention for self and others.

Complete quarterly health and safety training pursuant to OCCC's established safety and health procedures and practices.

Participate in all applicable OCCC emergency, evacuation, shelter in place drills, and be prepared to take action and assist others in taking appropriate action should a health or safety emergency occur.
