Job Summary/Basic Function:
Under the general direction of the Deputy Director, works to support the project managers in the bidding, construction, closeout, and warranty phases of projects as assigned under the purview of the Architectural and Engineering Services department.

This position is not eligible for VISA sponsorship.
Department Overview:
Architectural & Engineering Services is responsible for project management from concept to completion. We work with campus departments to determine a project's scope, cost and timing. We manage the bid, award and contract process while communicating with all parties involved to keep the project on track, within budget, within scope and on time.
Level Scope:
Recognized subject matter expert who knows how to apply theory and put it into practice with in-depth understanding of the professional field with limited oversight from managers. Independently performs the full range of responsibilities within the function; requires deep job knowledge of area typically obtained through higher education combined with experience. Manages large projects or processes and problems faced are difficult and often complex; analyzes problems/issues of diverse scope and determines solutions. May manage programs that include formulating strategies and administering policies, processes, and resources; functions with a high degree of autonomy. Influences others regarding policies, practices and procedures. Typically hold a Bachelor's or Advanced Degree and 5 years of professional experience or equivalent relevant experience.
Essential Functions:
60% of the time the Campus Operations, Construction Field Representative must:
• When projects near construction, reviews project contract documents and participates in a project knowledge sharing meeting with the Project Manager to understand design intent, budget, and scope.
• Attends pre-bid conferences and ensures appropriate stakeholders are present to facilitate understanding of the project, requirements, and contract procedures.
• For Boise State projects: manages invites and conducts pre-construction conferences to facilitate site-specific constraints, additional information, and communication for campus construction. For DPW projects: attends pre-construction conferences and ensures appropriate stakeholders are present.
• Takes before and after photos of projects for campus records and documentation.
• For Boise State projects: coordinates routine Owner Architect Contractor (OAC) meetings and other required construction meetings to gauge construction progress, open items and questions, and upcoming milestones. For DPW projects: attends OAC meetings and ensures appropriate stakeholders are present.
• Perform routine site visits to check on progress and ensure compliance with contract documents. Communicate progress updates to the Project Managers and maintain a site visit log.
• Evaluate site safety pertaining to the interface with the University and recommends modifications as needed.
• Communicates proactively with campus stakeholders who will be affected by construction activities, including providing updates in monthly campus construction meetings as needed and keeping the project management software information up to date.
• Coordinates construction activities between contractor and campus activities and stakeholder needs, including creating internal work orders.
• Reviews and facilitates responses to construction questions (requests for information, change orders, etc.). Works with the Project Manager for distribution, approval, response, and organization of documentation.
• Manages the procurement phase of projects by facilitating submittal review and approval by Boise State personnel.
• For Boise State projects: manages invites, completes forms, and conducts punch walks, substantial completion walks, and final completion walks. For DPW projects: attends punch walks, substantial completion walks, and final completion walks and ensures appropriate stakeholders are present.
• Invites stakeholders to 11-month warranty walk throughs.
• Oversees project closeout and warranty phases and processes.

35% of the time the Campus Operations, Construction Field Representative must:
• Facilitates approvals and coordination for cranes and attends crane operations on all active construction projects.
• Facilitates access for contractors during active construction.
• Act as the main point of contact for projects in active construction.
• Assesses disaster-related damage correlated with active construction projects and communicates with appropriate campus stakeholders.

5% of the time the Campus Operations, Construction Field Representative must:
Perform other duties as assigned.
Knowledge, Skills, Abilities:
• Experience in commercial construction, demolition, repairs, materials, and equipment.
• Experience in construction contract administration.
• Knowledge of construction delivery methods.
• Knowledge of construction site safety.
• Knowledge of construction cost estimating.
• Knowledge of building codes.
• Skills in the understanding and interpretation of construction documents.
• Skills in appropriate human relations with expertise in communication; excellent customer service/team player.
• Ability to multi-task and adapt to other duties as assigned.
Minimum Qualifications:
Bachelor's degree or equivalent plus 5 years relevant experience.
Preferred Qualifications:
• Knowledge of construction contracts and contract law.
• Experience with commercial roofing systems installation and maintenance.
• Knowledge of architectural/engineering design and professional practices.
• Knowledge and experience with Boise State and Division of Public Works (DPW) regulations and procedures.
• Knowledge of hazardous material identification and handling.
• Knowledge of innovative design and construction methods (e.g. Lean, IPD, etc).
Salary and Benefits:

The salary range is $72,000-$76,000 annually and is commensurate with experience. Boise State University provides a best-in-class benefits package, including (but not limited to):
