JOB DESCRIPTION:
This position will manage a number of tenant improvements, labs and building infrastructure projects, such as those requiring high-level input on mechanical and electrical systems or having other specialized requirements. Act as the main coordinator and project liaison to the client, stakeholders, architect, general contractor, engineers, building manager, furniture and move vendors, network and security vendors, throughout each project. This person maintains document control, manages databases and coordinates and tracks project activities and communications to ensure project goals are accomplished in compliance with client's process and procedures within the prescribed timeframe and budget parameters.
RESPONSIBILITIES
ESSENTIAL DUTIES:
- Obtain clear understanding of project scope from the end users and/or client, including high level details, prior to project kick-off meeting.
- Guide client on realistic budget and timeframe expected for each project based upon scope, stakeholder input and market conditions.
- Build and lead a successful team through all phases of each project in accordance with client's project process, procedures and guidelines.
- Engage internal and external stakeholders to capture project requirements in project scope and timeline.
- Manage financials for each project, including obtaining approvals for the initial and final budgets, release of purchase orders, tracking of existing and expected commitments, and timely approval of invoices.
- Prepare, update and manage the project budget cash flow forecasting on a monthly basis.
- Ability to review documents that are highly specialized in the areas of mechanical, electrical, and plumbing and provide industry knowledge about materials, installation methods, and project controls.
- Ability to review field conditions that are highly specialized in the areas of mechanical, electrical, and plumbing, providing consultative knowledge based on field conditions.
- Provide appropriate project reporting for client, project personnel and/or others and modify schedules or plans as required.
- Maintain a filing system that documents all project activities as identified by the client's process and procedures.
- Control project OAC meetings, site visits, punch-list walkthroughs for construction or furniture, meeting vendors to provide access and oversight.
- Able to comprehend, analyze and effectively respond to sensitive and complex corporate real estate challenges in a timely manner.
- Upon project construction completion, coordinate project closeout by obtaining O&M Manuals and building as-builts, then issue them to planning / archive teams and to leasing team for landlord acceptance and release of TI allowances.
- Document and share lessons learned related to project specifics and client processes as necessary.
QUALIFICATIONS SKILLS, EDUCATION AND EXPERIENCE:
- Bachelor's degree in technical area of study - preferably in Construction, Engineering or Architecture
- Minimum 10 years related project management experience. Construction management experience required.
- Industry related licenses or certificates - LEED AP and/or PMP preferred.
- Knowledge and extensive work experience in the field of Project Management and/or Construction Management
- Understanding and knowledge of necessary regulations, in the areas in which work is being performed, to ensure compliance.
- Must be able to lead and communicate, in writing and orally, effectively within all organizational levels.
- Must be proficient with business standard desktop software and scheduling tools.
- May perform other duties as assigned
Salary: $160,000 - $185,000 annuallyThe expected base salary for this position ranges from $160,000 to $185,000 annually. The actual base salary will be determined on an individualized basis taking into account a wide range of factors including, but not limited to, relevant skills, experience, education, and, where applicable, licenses or certifications held. In addition to base salary and a competitive benefits package, this position may be eligible for additional types of compensation including discretionary bonuses and other short- and long-term incentives (e.g., deferred cash, equity, etc.).
