JOB DESCRIPTION

Manage and direct the operations of a 684,000 SF Class-A life science Greater Boston suburban portfolio consisting of six buildings to which assigned, at the least possible cost to produce the maximum return on the investment dollars, maintaining the property at the established levels of protection, care and maintenance.

Essential Job Duties:

  • Responsible for building operations as the main point of contact for building engineers, tenants, vendors, and contractors
  • Prepare weekly agenda and attend weekly operations meetings with client
  • Lead client driven building tours involving consultants, prospective tenants, lenders, clients, etc.
  • Assist General Manager with tenant and capital construction project management coordination and communication with property management team, contractors, and tenants
  • Assist with leasing efforts involving prospective tenant lease agreement review, solicitation of tenant improvement bids, and preparation of leasing tours
  • Manage on-site Class-A amenities involving self-serve fitness facilities, conference centers, and food halls
  • Delegate tasks and promote growth with Property Assistant, and/or Assistant Property Manager
  • Manage tenant programming involving tenant appreciation, charitable, and seasonal events
  • Review and approve weekly accounts payables utilizing Yardi software
  • Review, and prepare monthly financial reporting involving accruals, variance report, executive summary, and thorough review of monthly reporting package utilizing YARDI software
  • Review, prepare and distribute monthly rent statements utilizing YARDI software
  • Review, and manage current receivables utilizing YARDI software
  • Prepare and audit quarterly operating reforecasts utilizing Kardin software
  • Prepare and audit annual operating budgets utilizing Kardin software
  • Maintain appropriate standards of physical maintenance and housekeeping. Establish and monitor preventive maintenance schedules. Supervise the daily work schedule for operations. Manage aforementioned responsibilities by utilization of the CMMS System.
  • Review specifications prepared for service contracts. Assist with selection and final award of contract services, vendor negotiation of service agreements and the overall monitoring of vendor performance to assure full compliance with standards established within the service agreement.
  • Build and maintain client relationships
  • Maintain established programs of safety and security for building occupants and property.
  • Prepare client incident reports
  • Assist with preparation, and management to lease up current life science, and office vacancies involving commissioning of systems, move-in preparation, and maintenance of standards.
Other Job Functions:
  • Communicate with other departments to coordinate work and achieve objectives.
  • Maintain accurate personnel records; review and approve timesheets of administrative and building engineering staff
  • Conduct employee relations program, which encompasses employment interviews, employee discipline, and union grievances. Prepare and maintain copies of HR approved job descriptions for each job and insure proper employee training.
  • Attendance of all scheduled Property Management staff meetings
Skills, Education and Experience:
  • Bachelor's Degree. CPM and/or RPA designation preferred.
  • Minimum 5 years of property management experience, preferably in commercial management.
  • Ability to work well with a variety of different individuals both inside and outside of the company.
  • Valid real estate license in States that require it. May perform other duties as assigned.

Salary: $145,000 - $155,000 annually

The expected base salary for this position ranges from $145,000 to $155,000 annually. The actual base salary will be determined on an individualized basis taking into account a wide range of factors including, but not limited to, relevant skills, experience, education, and, where applicable, licenses or certifications held. In addition to base salary and a competitive benefits package, this position may be eligible for additional types of compensation including discretionary bonuses and other short- and long-term incentives (e.g., deferred cash, equity, etc.).
